The Tallwood pier has a new piling, new stringer, and re-set pilings. It also has newly added chains to hold it down under storm surge tides.
Can you believe, we voted three times to fund the project, and we got the number wrong each time? We'll need one final vote to allocate the full funds at the next general meeting.
The detailed saga for those who are interested...
At the June 2025 meeting, we allocated $2,000 to reinforce the existing pier structure. We then sent an online vote to the membership to increase the budget to account for the actual estimates, which exceeded the $2,000, and for some additional replacement of a rotten stringer. The online vote requested an additional $1,700 total to replace the rotten stringer and reinforce the pier with two chains per header, with 14 voting in favor and one voting for a lower cost alternative. After the work began, replacement of a rotten piling was identified as necessary, which increased the cost another $1,000. At a special meeting on November 9, the members present voted to increase the funds for pier reinforcement to a total of $4,700.
But wait, there's one more twist! There was a misunderstanding of the original quote, and the line item for single chain reinforcement was thought to be an alternative to the two chains per header. It was not an alternate solution, but actually represented the single chain reinforcements for the smaller supports. So after all that, our final bill for the reinforcement project is $5,328.24.
We're going to pay the bill, and vote to accept that action at the summer meeting.
The pier is showing signs of age, and the winter storms in January 2024 were a wakeup call that we may need funds on hand to address pier repair or replacement. We replaced the gangway in 2022 at a cost of $11,300. Current estimates place the pier replacement need at $50,000.
This averages out to $3,000 per household, or $600 per household per year over five years.
